It depends mainly on the size of the house, how many stumps need replacing, the subfloor height and access, the ground conditions and how much bearer or joist repair is needed. A full reblock is a significant job, while partial reblocks and re-levelling cost much less. An on-site inspection gives you a real figure.
Is reblocking the same as restumping?
Yes. Reblocking and restumping are two names for the same work — replacing the stumps under a house and re-levelling the floor. 'Restumping' is the more common term in Victoria.
Do I need a building permit to restump?
In Victoria, reblocking or restumping generally needs a building permit from a registered building surveyor, with an inspection of the footings before the house is lowered. We arrange this as part of the job.
Concrete or steel stumps — which is better?
Reinforced concrete stumps are the standard, cost-effective choice for most homes. Adjustable galvanised steel stumps can be fine-tuned after installation, which suits houses on reactive clay. The right choice depends on the house and the ground.
